A driveway corner drops an inch, a patio begins pulling away from the house, or a sidewalk develops a trip edge that was not there last season. Homeowners often ask, why does concrete settle when the slab itself looks thick and solid? The straight answer is that concrete is only as stable as the soil and base underneath it. When that support moves, washes out, compresses, or dries unevenly, the slab follows.

Concrete settlement is common around St. Louis because our clay-heavy soils expand when wet and shrink when dry. That does not mean every sunken slab was installed poorly. Age, drainage, tree roots, utility work, and severe weather can all change the ground below a driveway, patio, walkway, garage floor, or pool deck. The right repair starts with identifying what moved and why.

Why Does Concrete Settle in the First Place?

A concrete slab does not usually sink because the concrete suddenly becomes weak. Properly placed concrete is built to handle substantial weight. Settlement happens below the slab, where soil or compacted aggregate no longer provides even support.

Poor compaction before the pour

Every quality flatwork project begins with excavation, grading, and base preparation. If loose fill dirt, clay, or granular base is not compacted correctly before concrete is poured, it can compress later under the slab’s weight and regular traffic. The result is a low spot, a tilted panel, or cracks where one part of the slab is supported and another is hanging over a void.

This is especially common near newer construction. Soil around a foundation may have been excavated and backfilled during building, then left to settle over time. A patio, sidewalk, or driveway extension placed on that area needs careful preparation because backfilled soil rarely behaves like undisturbed ground.

Water washing away the support

Water is one of the biggest reasons concrete settles. Downspouts that discharge beside a patio, negative grading that directs rain toward the house, broken drainage lines, and leaking irrigation systems can all saturate or erode soil beneath a slab.

Sometimes the water does more than soften the soil. It carries fine particles away and leaves empty spaces under the concrete. A slab can bridge a small void for a while, but repeated vehicle loads, freeze-thaw cycles, or a heavy rain can cause it to crack and drop. If water caused the problem, lifting the concrete without correcting drainage is only a temporary fix.

Expansive clay soil and seasonal movement

Much of the St. Louis area has clay soil. Clay holds water, swells during wet periods, and contracts when conditions turn hot and dry. That movement can be uneven from one side of a slab to the other, particularly where one area receives roof runoff and another sits under an overhang or mature tree.

Not every clay-soil issue creates a dramatic sinkhole. It may show up as a driveway section that settles slowly, a walkway that slopes toward the home, or a patio crack that widens a little each year. Seasonal soil movement is a reason to look at the full site, not just the damaged panel.

Tree roots, decaying roots, and buried organic material

Active tree roots are more likely to lift concrete than make it sink. But roots can also dry out nearby soil, which leads clay soils to shrink. When a large tree is removed, decaying roots can leave weak zones and voids below the surface. Buried wood, old construction debris, and organic material under a slab can break down over time with the same result.

The fix depends on the situation. Cutting roots without a plan can harm a healthy tree and still fail to address the slab’s base. A contractor should evaluate the tree, the slab, drainage patterns, and the location of utilities before recommending removal or repair.

Leaks, trenching, and changing conditions

A hidden plumbing leak, damaged storm line, or broken sewer lateral can move soil quickly. So can utility trenching that was backfilled without proper compaction. If concrete starts settling near a water source, utility route, or recently disturbed area, do not assume it is a simple age-related issue.

A sudden change deserves prompt attention. Water problems can spread under adjacent concrete and may affect nearby foundation soils if left alone.

Settlement Is Not the Same as Normal Concrete Cracking

Concrete cracks. That is a fact of the material, not automatically proof of poor workmanship. As concrete cures, it shrinks slightly. Control joints are installed to encourage that shrinkage cracking to occur in planned lines instead of randomly across the surface.

Settlement cracks look different because they are often paired with movement. One side of a crack may sit higher than the other, a joint may open wider than expected, or the slab may pitch in a direction it did not originally. A crack alone may be cosmetic. A crack with displacement, standing water, or a growing trip hazard needs a closer look.

It also helps to separate slab settlement from foundation settlement. A settling patio, sidewalk, or driveway does not automatically mean the house foundation is failing. Still, when a slab near the home slopes toward the structure or shows significant movement, it should be evaluated before water is allowed to collect against the foundation.

Signs a Settling Slab Needs Attention

Small surface flaws can often wait, but movement tends to get more expensive when water and traffic keep working on it. Watch for these signs:

  • A noticeable gap between the patio, driveway, or walk and the house or garage.
  • Standing water that now drains toward a building instead of away from it.
  • Uneven joints, raised or dropped edges, and trip hazards on sidewalks or pool decks.
  • Cracks with one side visibly lower than the other.
  • Spalling, broken corners, or new cracks developing near a low area.
  • Soil washing out along slab edges or visible voids beneath the concrete.

For commercial properties, uneven walks create more than an appearance issue. They can become an accessibility concern and a liability risk for customers, visitors, and employees. Prompt repair protects the property and keeps small maintenance issues from turning into a larger replacement project.

Can Settled Concrete Be Repaired?

Often, yes. The best option depends on the condition of the concrete, the amount of movement, access around the slab, and whether the drainage issue has been fixed.

Lifting and stabilizing sound concrete

If a slab is structurally sound but has dropped because of weak or washed-out support, concrete lifting may be an option. Material is injected beneath the slab to fill voids and raise it toward its intended elevation. This can be a practical choice for sidewalks, patios, driveway panels, and other slabs that are in good condition aside from settlement.

Lifting is not magic, and it is not right for every job. Heavily cracked concrete, slabs with major deterioration, or areas that need substantial regrading may be better candidates for removal and replacement. A good contractor will not promise to lift a slab that no longer has enough integrity to perform well.

Removal and replacement

Replacement makes sense when settlement is severe, the concrete has multiple broken sections, reinforcement is compromised, or the existing slope cannot be corrected safely. The value of replacement is not just a clean new finish. It is the chance to address excavation depth, compact the base correctly, improve drainage, install proper joints, and place a slab that fits the use of the space.

For a driveway, that may mean preparing for vehicle weight rather than treating it like a walkway. For a patio, it may mean establishing the right slope away from the house before adding decorative finishes, steps, a fire feature, or an outdoor kitchen. The concrete finish matters, but the work below the surface is what supports it for years.

How to Help Prevent Future Settlement

No contractor can stop natural soil movement completely, especially in clay-heavy areas. Proper installation and basic property maintenance can greatly reduce the risk.

Keep gutters and downspouts moving water away from slabs and foundations. Maintain grading so rain flows away from the house. Avoid allowing sprinkler heads to repeatedly soak one slab edge. Seal cracks and joints when appropriate to limit water entry, and address drainage changes quickly after landscaping, roof work, or utility repairs.

When installing new concrete, do not shop on thickness and price alone. Ask how the area will be excavated, what base material will be used, how it will be compacted, where water will drain, and where control joints will be placed. For work near a structure, make sure the plan accounts for the correct slope away from the building.
